What is a LIM report in New Zealand?
A Land Information Memorandum (LIM) is an official council document under LGOIMA. It costs $375–$563 and takes up to 10 working days. SiteIntel is NOT a LIM, it is a property intelligence tool using public data to help you decide if a LIM is worthwhile.
How accurate is SiteIntel?
We use the same public datasets professionals use, LINZ, council GIS, GNS Science, and HAIL registers, synced regularly. We do not have access to council-internal records like unconsented work. Only an official LIM has that.
Is this a substitute for a LIM?
No. SiteIntel is a research and due-diligence tool. For any property purchase, we strongly recommend an official LIM from your council. We make this clear on every report.
Which areas do you cover?
